Fulton Market has changed dramatically over the last decade, but brand-new apartment construction in the neighborhood has become increasingly limited. That makes 1221 W Washington, a new 19-story luxury rental development currently under construction, one of the more notable buildings coming to the area.
Located at 1221 W. Washington Boulevard, the building recently topped out and is currently expected to begin delivering apartments in January 2027. When complete, it will bring 287 new residences, ground-floor retail space, and more than 25,000 square feet of resident amenities to the Fulton Market neighborhood.
For renters planning a move to the West Loop in 2027, it is a building worth keeping on the radar.
A New Addition to Fulton Market
Chicago-based developer Focus is leading the project in partnership with DAC Developments and Melrose Ascension Capital. Focus is also serving as the project’s general contractor.
Designed by Chicago architecture firm Pappageorge Haymes, the building will rise between two existing historic structures near the intersection of Washington Boulevard and Willard Court. The design combines a brick-clad podium with a glass curtain wall extending from the fifth floor through the top of the tower.
The result is a building that feels consistent with the mix of old and new architecture that has come to define Fulton Market.
Interior design is being led by Partners by Design. Current plans include studio, one-bedroom, and two-bedroom apartments, giving the building a range of options for renters with different space needs.
Previously released plans have also identified 9-foot ceilings, quartz countertops, spacious walk-in closets, and contemporary finishes. More detailed information about individual floor plans and apartment interiors will likely become available as the building approaches pre-leasing.
More Than 25,000 Square Feet of Amenities
The amenity program at 1221 W Washington is substantial, with more than 25,000 square feet of planned indoor and outdoor resident space.
The building will include three rooftop decks, with a pool, grilling stations, and outdoor gathering areas. Rather than limiting outdoor space to a single rooftop, the multiple decks should give residents several options for spending time outside, entertaining, or simply getting out of their apartments.
Inside, plans include a fitness center, dedicated yoga and spin studios, and private coworking spaces. There will also be a spa area with an indoor hot tub and sauna.
The combination reflects how many renters now use their apartment buildings. Coworking spaces can make working from home more practical, while dedicated fitness and wellness areas offer another option for residents who would rather not leave the building for every part of their daily routine.
For pet owners, 1221 W Washington will also include both a dog run and dog spa.
Inside the Apartments at 1221 W Washington
The residences at 1221 are designed around a contemporary aesthetic with practical finishes for everyday living. Kitchens will feature custom cabinetry, granite countertops, stainless steel appliances, gas ranges, under cabinet lighting, and matte black fixtures.
Other planned apartment features include plank LVT flooring, modern kitchens and bathrooms, porcelain tile surrounds in select units, and ecobee Smart Thermostats. Every residence will also have an in unit washer and dryer.
Walk in melamine closets will be available in select apartments, adding additional storage to the floor plans.
With warm materials, contemporary finishes, and light filled interiors, the apartments are designed to feel modern without sacrificing the practical features renters tend to use every day.
Living in the Fulton Market Neighborhood
The building’s location is a significant part of its appeal. 1221 W Washington sits on the southwest side of Fulton Market, close to the restaurants, nightlife, offices, and retail that have made the neighborhood one of Chicago’s most popular places to live.
Randolph Street Restaurant Row is nearby, along with coffee shops, boutique fitness studios, grocery options, and Mary Bartelme Park. Residents will also have easy access to the rest of the West Loop and downtown.
One advantage of this particular location is that it sits close to Fulton Market’s activity without being directly in the center of its busiest blocks. For renters who want to be able to walk to dinner, meet friends for drinks, or access nearby offices, that balance may be appealing.
CTA access also makes the neighborhood workable for renters who prefer not to rely heavily on a car. For those who do plan to have a car the development will include 110 parking spaces.
1221 W Washington recently reached a major construction milestone with the topping out of the 19-story structure. Construction is continuing, with first apartment deliveries currently anticipated for January 2027.
