Moceri + Roszak, an architect and developer duo who have had back-to-back successful lease ups in the residential market, are breaking into the office building market with 145 S. Wells.
The 20-story tower will feature loft-style offices with extensive amenities including an outdoor terrace with fire pits, a wading pool, a bar, and an indoor lounge sporting table tennis, billiards, golf simulators.

The trend of amenity-heavy commercial buildings has increased with the development of 625 W. Adams and 151 N. Franklin, as well as the Union Station and the Old Main Post Office redevelopments. There are also plans to build similar amenities in other Chicago buildings, like the Loop’s Franklin at 222 W. Adams.
Moceri + Roszak are known for incorporating thoughtful design, modern, glass and concrete accents, and building common spaces with a high space-to-resident ratio.
Their 2017 development, Linea Apartments in the Loop, is a boutique-style building with just 265 rental apartments, but features the amount of amenity space typically seen in a building with over 600 units.
Although little is known about the interior finishes at 145 S. Wells, one can speculate there might be a resemblance to the finishes at their residential developments. Given the similarity between their two most recent projects, JeffJack in the West Loop and Linea Apartments in the Loop, it is clear that Moceri + Roszak have their own branded style.
