In general, managed buildings will start to have availability about 60 days out and privately owned condos tend to pop up within 30 days of their availability date. Managed high rises tend to offer the beset pricing and concessions (like rent credits or a month free) for vacant units more often than they do for units coming up later. However, luxury apartments in Chicago tend to rent pretty quickly, so you don’t want to wait too long and risk having limited availability. All in all, the best time to look for an apartment in Chicago is about 45 days out from your move date if you want the maximum number of options and the best pricing.
Managed high rises tend to have lower costs associated with moving than privately owned condos because they’ll often do a small administrative fee (about $400-500) and no security deposit or move in fees. Often times, the administrative fee can be credited back to your rent account if you apply within 24-48 hours of first touring the unit.
Privately owned condos tend to ask for a security deposit (about one month of rent), a move in fee (usually about $300-750), and first months rent.
In some cities like New York or Boston, it’s customary to pay a broker fee. Renters are often happy to learn that there are no costs associated with working with a broker for renters in Chicago.
Both managed high rise units and privately owned units will ask for an application fee, usually ranging around $50-65.
All in all, it tends to cost about $500-600 plus your first month of rent to move into an apartment in a managed high rise and it tends to cost about two months of rent plus about $400-800 to move into a privately owned condo. Of course, these numbers are averages and will vary depending on the landlord.

160 N Morgan Street is one of the newest luxury apartment buildings currently under construction in Fulton Market. The 29 story mixed use development will have roughly 280 apartments for rent and roughly 3000 square feet of ground level commercial space. These West Loop luxury apartments will be a mix of studio, convertible, one bed, two bedroom, and three bedroom apartments. Little is known so far about the unit specifics, but finishes are expected to be quite modern with floor to ceiling windows, hard surface flooring, and in-unit laundry.
160 N Morgan will be a full amenity building with a rooftop terrace, outdoor swimming pool, pet amenities, full size fitness center, and on site parking. Because of its close proximity to the CTA, 160 N Morgan Street will be a Transit Oriented Development. This new high rise’s prime location is just half a block north of bustling Randolph Street with coffee shops, retail, co-working spaces, and some of the city’s best world class restaurants all within a one block walking distance.

Hugo River North apartments, the two-towered high rise at 751 N. Hudson and 411 W. Chicago Ave being developed by LG Group, is one of River North‘s newest luxury apartment developments currently under construction. Upon completion, Hugo is expected to include 227 luxury rentals and over 18,000 square feet of retail space.
Although not much has been publicly announced regarding the specifics of the units, renderings show that there will be a modern industrial aesthetic with dark metal accents and masonry, and that select units will include private recessed balconies.
Each of the two towers at Hugo River North will have its own fitness center, multiple amenity terraces, dog runs, bike storage rooms, resident storage spaces, conference rooms, and semi-private co-working spaces. The tower at 751 N. Don’t Sweat the Small (or Big) Stuff
One of the major advantages of living in a managed luxury building is the caliber of management and maintenance. Buildings often have on-site maintenance with 24 hour emergency response. This isn’t something you’ll appreciate every day, but when you need it, you’ll be really glad you have it.
The management companies often hired by high rise developers tend to have a strong reputation with a national presence, which means more resources and systems in place to keep buildings running smoothly. From seamless lease renewals, to resident events, concierge services, and even minor needs like when you need a lightbulb changed or an appliance repaired, there are quite a few advantages to having a high quality professional management and maintenance team on site.
Third Party Vendors
Most high rise luxury properties work with third party vendors that offer incredibly convenient services. Popular services include on-site personal training, an option to get your car washed while it’s parked in your building garage spot, valet dry cleaning, room service available from a private chef service, housekeeping and cleaning, and even miscellaneous chores like plant watering.
When she commented for the Go Banking Rates article, Hackert used the example of a management company that offers a “Home Away” program. When you’re away from your unit on a vacation or trip, they will water your plants, water and feed your animals and deliver any packages directly into your unit.

For example, if you move into a luxury apartment with a fitness center, you could save money by canceling your existing gym membership and use the facilities provided on-site.

If you’re looking for separation between your bedroom and living space but don’t want to pay 1 bed prices, a convertible could be a great option for you. The price of many convertibles with in unit laundry is often close to the pricing of 1 beds without laundry, so if having your own washer and dryer is important to you, renting a convertible apartment can be a great way to get that at a fraction of the cost.
The term, “convertible”, simply means that a layout is a hybrid of a studio and 1 bedroom layout and can refer a broad range of unit styles. Code requires bedrooms to have certain features (like a source of natural light and a closet) to be considered marketable as a true 1 bed. In some cases, a convertible may just be the same as a 1 bed layout with a closet outside the bedroom or no window. Some convertibles have sliding doors that create separation, a full bedroom but no door, a partial wall, or a mostly open floor plan with an alcove for your bedroom area. Renting a convertible can be a great option if your price range doesn’t allow for a 1 bed but you want more separation than a studio would typically provide.

Property 145- Gold Coast
Property 145’s convertible made the list because of the great use of space. High ceilings, oversized windows, and ample storage space make this unit feel much larger than it actually is. The bedroom is not fully enclosed but the layout is comparable in size to a 1 bed. If you don’t mind the absence of a bedroom door (or don’t mind crafting your own with a curtain or strategic bookshelf placement), this layout tends to run about $300 less than the traditional 1 beds in this building.
Property 131- Streeterville
With ample square footage, this Streeterville convertible is even larger than most 1 bedroom layouts in the area. The floor-to-ceiling windows overlooking the city bring in maximum natural light and thoughtfully placed cabinets and closets make for generous storage space.
The bedroom area in this floor plan has an alcove with two half-walls separating it from the living area. One of these walls is the back side of the kitchen area. Just beyond the kitchen, there is room for a full living room and dining setup. For renters getting ready to move, timing is everything. Determining when to begin your search can dramatically impact not only rental prices, but also availability. In other words, if you know when to look for an apartment in Chicago, you could find more units and better prices than you might at other times of year. So, what are the secrets? When is the best time to hunt? Here are some tips:
1. Start by knowing what you want. You could say the best time to look for an apartment is when you know what you’re looking for — and you’re willing to focus on that. What’s your budget, for example? If you know you can’t afford to go over a certain limit, don’t waste time viewing rentals you already know you can’t afford. Likewise, what are your must-haves? If you’re not willing to add an extra 10 minutes to your daily commute, there’s no point checking out rentals beyond your target area. You’ll save yourself time and stress by starting the apartment-hunting process with a clear idea of what you need.
2. Give yourself a month, if possible. One month out from your ideal move-in date is the best time to start looking. Most of the apartments that will be available when you’re planning to move will be listed by then, giving you access to a large inventory. While some landlords will list sooner or later than a month out, the majority will be posted with 30 days’ notice.
3. Shop at the end of winter for better deals. Let’s face it: Nobody wants to relocate in the middle of Chicago’s winter snow, ice, and freezing temperatures. If you’re looking for great prices, however, this could be to your advantage. Fewer people want to move in winter, which means less competition for whatever units are empty. By the time March and April roll around, rates will typically have plummeted to their yearly lowest. Depending on what size apartment you’re going for, you could save hundreds of dollars per month in rent simply because you took advantage of the end-of-winter price dips.
4. Look for new year deals. While the end of winter offers lower prices, the start of a new calendar year often brings rental incentives. Every January, be on the lookout for limited-time promotions, such as a few months of free rent or waived admin fees.
5. Shop at the end of summer for a big selection. You don’t have to be a student to know how the school year affects rental availability. Not only do college students, parents, and teachers typically move in the summer to prepare for new school years, but — thanks to yearly leases — that routine can continue well into the future. If you want to see a wide variety of apartments at one time, summer is usually a good bet. Keep in mind, however, that high demand means high competition; if you want to shop in summer, be prepared to act fast and submit your application the same day you view an apartment.

A lot of tasks that once seemed approachable can seem more daunting in the current times of extreme uncertainty, namely, moving during the Coronavirus. We’re here to help. Here’s your guide to moving during the Coronavirus, start to finish.
Step 1: Contact an Agent
Your leasing consultant or broker will start by asking you some questions about your search. For instance, your ideal move time frame, price range, whether you’ll be bringing any pets or cars, whether having in-unit laundry is a must-have or nice-to-have, how much furniture you’re bringing, transit or sites you’d like to be near, view and lighting preference, the finishes, color palettes, and amenities you like best, and anything else that is most important to you.
You’ll want to give some thought to these questions so you know what you’re looking for and your agent can best serve you. You can start by making a list of all the things that are important to you in an apartment, location, and lifestyle. Then, sort your criteria into “must-haves” (the non-negotiables) and “nice-to-haves” (the things you like but can do without).

Step 2: Evaluate the Apartment Options (Round 1)
After having a conversation about what you’re looking for, your agent will send you options that match your criteria via email. Pick the top options (usually about 2-5) that you’d like to virtually tour and let your agent know of any feedback you have from these options. Is there something else you’d like to see? Did you realize something that is more or less important to you than you initially thought? If so, your agent will send you any additional options.
Step 3: Virtually Tour Apartments & Re-Evaluate Options (Round 2)
Your DAC agent will reach out to the on-site team at each property to request a virtual tour and bring the on-site agent up to speed on what you’re looking for. Your DAC agent will either send you the virtual tours or make sure the on-site agents send them. Then, your DAC agent will help you evaluate each tour and talk through the tradeoffs of each option.
Step 4: Apply For an Apartment
Once you’ve chosen the best option, your DAC agent or the on-site agent at the building will send you a link to the online application. These applications are usually conducted through a third party. You’ll want to have the necessary materials ready for income verification. Although managed high rise apartment buildings in Chicago don’t typically ask for a security deposit, there are typically application and administrative fees around $50 and $450, respectively. Some buildings will waive or credit back the administrative fees if you apply within 24 or 48 hours of your virtual tour.
Step 5: Schedule Your Move
Each apartment building has their own protocol for scheduling a time to reserve an elevator for your move in. You’ll want to ask the on-site team member you’ve been working with during the application process about how to schedule your move.

The supply of luxury apartments has doubled since 2015 and another 11,000 luxury rental units are in the pipeline. What’s even more baffling is how quickly all these units are being absorbed. (To put this in context, the downtown market historically absorbs about 2,200 luxury rentals per year). Of the 30,000 luxury rentals in downtown Chicago, 46% have been built since 2015, and most of them have been leasing up quickly.
So, who’s renting all these apartments? For the sixth consecutive year, Chicago was named as a top corporate relocation target. According to articles in Multihousing Pro Magazine and Connect Chicago CRE News, the steady increase of job growth and corporate relocations is largely responsible for the absorption of the influx of luxury rental inventory. Ben Creamer, principal and managing broker of Downtown Apartment Collective, says “Chicago continues to enjoy robust job growth, especially in the tech sector where jobs are concentrated in the city’s urban core (…) This perpetuates the increased demand for Class A rentals in the city, as does the large percentage of millennials and empty nesters who prefer renting to owning. With demand at an all-time high, expect to see rents continue to rise in tandem.”

Century Tower is a stunning historic landmark in Chicago’s Loop. It was built in 1930 and was originally the Trustees System Service Bank Building. At the time of its construction, Century Tower was the tallest reinforced concrete building in the world. Architects, Thielbar and Fugard, spared no detail. The Aon Center was completed in 1973 and originally known as the Standard Oil Building. The facade was originally wrapped in Italian marbled, rumored to cost more to import than the marble, itself cost. However, when the marble began to deteriorate and break off it was deemed structurally unsafe. Today the Aon Center is clad in white granite.

This Neo-Gothic skyscraper was designed by John Mead Howells and Raymond Hood and won a competition held by the Chicago Tribune newspaper in 1922. 2018 has been a big year for River West between the successful lease up of Spoke, a mixed-use, two-tower high-rise, the approval of 742 N. Aberdeen, a 188-unit rental building, and the groundbreaking of Avenir luxury apartments.
New Construction
Avenir luxury apartments are under development at the corner of Milwaukee Avenue and Carpenter Street and is expected to be 23 stories upon completion in quarter four of 2019. The glass and brick River West high-rise will include 226 apartment units, 97 parking stalls, and 2,300 square feet of retail space. Like Spoke and 742 N. Aberdeen, Avenir will be a transit-oriented development, less than a block from the CTA Blue Line.
